On a tight urban site at the edge of the town centre, the project brief from Great Places asked for a provision of one- and two-bed properties for sale or rent. A key objective was to use modern methods of construction, and so Arca proposed an arrangement of 8 homes around a central core, all sharing standard wall and floor components. These were arranged in a stepped form, allowing the building to relate to the former cinema block to the west, and to allow for terraces with views of Rotherham Minster . The slope of the site was used to tuck cars under the building at one end, whilst achieving ramped access to the entrance at the other.
